12 Post Office Square is an office-to-residential conversion in the heart of downtown Boston, located centrally on historic Post Office Square and steps from Faneuil Hall.
The project reimagines two connected six-story historic buildings into one mixed-use address, introducing 70 new studio and one-bedroom apartments on the upper floors while maintaining existing commercial and retail spaces at street level. This conversion takes advantage of new municipal incentives and historic tax credits to bring residents back downtown, adapting relatively narrow floor plates and generous window openings to create efficient living spaces with light-filled interiors. Bike parking and fitness is shared between both residential and commercial uses, enabling a sense of community within this new mixed-use building and reinforcing its role in Boston’s evolving, more livable financial district.
