99 Addison is a 20 unit ownership project in East Boston, and is one of the first developments to comply with the newly revamped zoning in East Boston, meeting the modernized lot, massing, and density requirements amended by the City of Boston Planning Department amid its larger push to overhaul both its overall zoning and planning policies. The project fulfills the new holistic goals for the built environment set forth by the City, providing high-quality, resilient, and character-enriching housing to a changing neighborhood and climate.
The project will be Passive House compliant per the new energy code guidelines, and electively fully complies with the new Coastal Flood Resilience Overlay District design guidelines that run partly through the site, designed so that the entire ground floor adapts to rising sea level conditions. Residential habitable space and critical infrastructure are elevated above the predicted Sea Level Rise Design Flood Elevation, a majority of the ground floor is reserved for noncritical storage and garage space, while the small enclosed lobby entry and elevator will be wet floodproofed – ensuring the building remains functional and resilient 40 years from now.
